What we collect
- Enquiries and contact forms. When you use a form on this site we collect your first and last name, your email address, and the contents of your message. Forms appear on our Contact, About Us and Invest with Us pages.
- Property and investment enquiries. If you approach us about a site, a building or an investment opportunity, we collect whatever you choose to tell us in that correspondence.
- Technical data. Our hosting platform logs basic technical information such as IP address, browser type, pages visited and timestamps, for security and to keep the site running.
We do not ask for financial information through this website. Please do not send bank details, identity documents or other sensitive material through the contact forms.
How we use it
- To respond to enquiries you send us, and to discuss a property or opportunity you have raised with us. Lawful basis: legitimate interests, or to take steps prior to entering into a contract.
- To keep records of correspondence relating to development projects and investor relationships. Lawful basis: legitimate interests, and legal obligation where accounting or company records are involved.
- To keep the site secure, prevent spam, fraud and abuse, and meet our legal obligations. Lawful basis: legitimate interests and legal obligation.
Investor communications
If you ask us to keep you informed about investment opportunities, we will hold your name and email address for that purpose and contact you by email. We do this only where you have asked us to, and we treat that request as your consent under the Privacy and Electronic Communications Regulations. Every message we send tells you how to stop, and you can ask us to be removed at any time by emailing rachael@hms-developments.com. We do not sell, rent or share that list with anyone else, and we do not use it for any purpose other than HMS Developments.
Who we share it with
We do not sell your data. We share personal information only with service providers who help us run the site and the business, and with professional advisers where a project or investment progresses to that point. The providers involved in this website are:
- Squarespace, which hosts the site and delivers our contact forms.
- Google, which provides the reCAPTCHA service used to stop automated spam being submitted through our forms.
- Adobe, which serves the typefaces used on this site.
Some process data outside the UK. Where they do, we rely on the UK Government's adequacy regulations or on Standard Contractual Clauses with the UK International Data Transfer Addendum, together with appropriate safeguards.
How long we keep it
- General enquiries: kept for up to 24 months after the last contact, then deleted.
- Correspondence connected to a live or completed project, or to an investment relationship: kept for six years after the relationship ends, to meet company, tax and contractual record-keeping obligations.
- Server and security logs: typically rotated within 30 days.
Your rights
Under UK GDPR you have the right to access the personal data we hold about you, ask us to correct or delete it, restrict or object to its processing, and request portability. Where we rely on consent, you can withdraw it at any time. To exercise any of these rights, email us at rachael@hms-developments.com.
If you are not satisfied with our response you can complain to the UK Information Commissioner's Office (ICO) at ico.org.uk.
